One of the biggest reasons people choose to build a custom home in the Texas Hill Country is the land itself.

Whether it’s a few acres outside Boerne or a larger ranch property near Fredericksburg, many homeowners are looking for privacy, views, and room to spread out.

Building on acreage can be incredibly rewarding, but it also comes with a few things homeowners should understand before getting started.

Not Every Building Site Is Equal

One of the first things we look at when walking a property is the building site itself.

Two properties may be the same size, but construction costs can be very different depending on the terrain.

Some lots are relatively flat and easy to build on. Others may require significant excavation, retaining walls, tree clearing, or additional foundation work.

This is why site visits are so important early in the planning process.

Utilities Are Often Further Away Than You Think

One of the most common surprises for homeowners is the cost of utilities.

On acreage properties, electrical service, water lines, septic systems, and internet service may all require additional planning and expense.

The location of the home on the property can have a significant impact on these costs.

A beautiful view may be worth it, but it’s important to understand the tradeoffs before making final decisions on placement.

Septic Systems Require Planning

Many Hill Country properties are not connected to municipal sewer systems.

That means a septic system will likely be required.

The size of the home, soil conditions, and local regulations all play a role in determining what type of septic system can be installed.

This is one of the reasons we encourage homeowners to begin evaluating their property early in the process.

Views Matter

One advantage of building a custom home is the ability to position the home around the property’s best features.

Sometimes that means capturing a distant Hill Country view.

Other times it means orienting the home around mature oak trees, a creek, or a private section of the property.

Taking time to think about how you’ll actually live on the property often leads to better long-term decisions than simply choosing the highest point on the land.

Access Matters Too

It’s easy to focus on the house itself, but access is equally important.

Driveways, delivery access, emergency vehicle access, and long-term maintenance should all be considered when selecting a building site.

A location that looks perfect on paper may become less practical once construction begins.

Start With the Land Before the House

One mistake we occasionally see is homeowners falling in love with a floor plan before fully understanding their property.

The best custom homes are designed around the land, not forced onto it.

Every property has strengths and limitations. Understanding those early helps avoid costly changes later.

Why Site Visits Are So Valuable

A site visit allows builders to identify potential challenges before design work gets too far along.

Things like slopes, drainage, rock conditions, utility locations, setbacks, and access can all affect the final cost and design of a home.

The earlier these factors are identified, the easier it is to plan around them.

Final Thoughts

Building on acreage in the Texas Hill Country offers opportunities that simply aren’t available in traditional subdivisions.

The views, privacy, and flexibility can create a truly one-of-a-kind home.

The key is understanding the property before making major design decisions.

At BCI Custom Homes, we help homeowners evaluate their land, identify potential challenges, and create homes that take full advantage of everything the property has to offer. If you’re considering building on acreage in Boerne, Fredericksburg, Kerrville, or elsewhere in the Texas Hill Country, we’d be happy to help you get started.

One of the most common questions we get is, “How long is this actually going to take?”

The honest answer is that every project is different. We’ve seen homes move along very quickly, and we’ve seen projects take longer than expected. A lot depends on the property, the complexity of the home, and how quickly decisions are made throughout the process.

For most custom homes in the Texas Hill Country, a realistic timeline is somewhere between 10 and 18 months from the time plans start coming together until move-in day.

The Planning Stage

Before construction starts, there is usually a period of planning and design. This includes developing floor plans, discussing budgets, reviewing site conditions, and making sure the home fits both the property and the homeowner’s needs.

Some families come to us with a clear vision and a set of plans ready to go. Others are starting from scratch. Neither approach is wrong, but the more decisions that are made early, the smoother the process tends to be.

For many projects, this phase can take anywhere from a couple of months to six months or more.

Getting Ready to Build

Once plans are completed, there are still a few things that need to happen before construction begins.

Permits have to be obtained. Utilities need to be coordinated. Septic systems may need approval. Depending on the property, there may be site work, clearing, or driveway construction before the foundation can even begin.

For homes built on acreage in the Hill Country, this stage often takes a little longer than people expect.

Best Case Scenario

The fastest projects are usually the ones where homeowners have a clear vision and make selections early.

In a best case scenario, the plans are complete, permits move smoothly, materials are ordered early, and major decisions have already been made before construction starts.

When that happens, a custom home can often be completed in around 10 to 12 months.

Worst Case Scenario

The projects that take the longest usually aren’t delayed by construction itself.

More often, delays happen when plans continue to change during construction or when selections are pushed off until the last minute.

For example, if cabinets haven’t been selected when they’re ready to be ordered, the schedule may stop while those decisions are being made. The same thing can happen with flooring, countertops, plumbing fixtures, lighting, appliances, windows, and many other items.

One delay often creates another, and before long the entire schedule starts moving backward.

That’s how a project that could have taken a year can stretch into 18 months or longer.

The Biggest Thing You Can Do to Speed Up Your Build

If there is one piece of advice we would give every homeowner, it’s this:

Make your selections as early as possible.

Many products used in custom homes have lead times that are much longer than people realize. Cabinets, windows, appliances, specialty lighting, and custom finishes can take weeks or even months to arrive.

When selections are made early, materials can be ordered sooner, schedules can be coordinated better, and construction can keep moving.

When selections are delayed, it becomes much harder to keep everything on schedule.

We’ve seen projects save months simply because homeowners made decisions early and stayed ahead of the construction schedule.

What Happens During Construction?

Once construction begins, the process generally follows the same sequence.

The site is prepared and the foundation is completed.

After that comes framing, roofing, windows, and exterior work to get the home dried in.

Mechanical systems such as plumbing, electrical, and HVAC are installed next.

From there, the focus shifts to insulation, drywall, trim, cabinetry, flooring, paint, fixtures, and all of the finish details that turn a house into a home.

Finally, the project goes through inspections, punch list items are completed, and the home is prepared for move-in.

Building in the Texas Hill Country

Every property is different. Building on a flat lot inside a subdivision is very different from building on acreage with elevation changes, rock excavation, septic systems, and long utility runs.

That is why timelines can vary from one project to another.

The good news is that with proper planning and good communication, many delays can be avoided before construction even starts.

Final Thoughts

Building a custom home takes time, but good planning makes a huge difference.

The homeowners who have the smoothest building experience are usually the ones who make decisions early, stay engaged throughout the process, and work closely with their builder from the beginning.

At BCI Custom Homes, we help homeowners navigate each step of the process and keep projects moving forward. Whether you’re building in Boerne, Fredericksburg, Kerrville, or elsewhere in the Texas Hill Country, our goal is to make the experience as straightforward and enjoyable as possible.

How Much Does It Cost to Build a Custom Home in Boerne, TX (2026)

If you’re thinking about building a custom home in Boerne or the surrounding Hill Country, you’ve probably already asked yourself:

What is this actually going to cost?

The short answer is more than most people expect.

The honest answer is it depends on your land, your design, and how custom you really want to go. But we can give you a realistic range based on what we are seeing right now in this area.

What Most Custom Homes Are Costing Right Now

In Boerne and the Hill Country, true custom homes are typically landing in this range:

$325 to $400 per square foot for standard custom builds
$400 to $500+ per square foot for higher end custom
$500+ per square foot for luxury or highly detailed homes

Most of the projects we see fall somewhere between
$325 to $450+ per square foot

Once you start adding larger windows, higher ceilings, custom cabinetry, and detailed finishes, the price climbs quickly.

What That Looks Like in Real Numbers

To give you a better picture:

A 2,500 sq ft home is usually around $800k to $1.1M
A 3,000 sq ft home is usually around $950k to $1.4M
A 4,000 sq ft home is usually around $1.3M to $2M or more

That is for the house itself. Land is typically separate.

What Actually Drives the Cost

A lot of people assume it is just square footage. That is only part of the story.

Here is what really moves the number.

The land

A flat, cleared lot is one thing.
A Hill Country lot with slope, rock, trees, and septic needs is something else entirely.

Site work alone can swing from $20k to $100k or more.

The design

Simple layouts are more efficient to build.
The more corners, ceiling changes, and large openings you add, the more labor and material it takes.

The finishes

This is where budgets really shift.

Cabinets, flooring, tile, countertops, fixtures.
Two homes the same size can end up far apart in price just based on selections.

The market

Material prices and subcontractor availability change constantly.

Boerne and the surrounding areas continue to grow, and that demand keeps pricing elevated.

Costs That Catch People Off Guard

This is where a lot of projects get off track.

Things like engineering, permits, utilities, driveways, and landscaping are often not fully accounted for early on.

It is common to see $30k to $100k or more in additional costs outside of the house itself.

Custom vs Production Builders

You will see lower prices from large production builders, but there is a reason for that.

Production builders offer set plans, limited changes, and standardized finishes.

Custom homes are built around your land, your layout, and your preferences. That flexibility comes with a higher cost, but also a completely different end result.

Most of our clients are not looking for the cheapest option. They want a home that fits their lifestyle and holds its value long term.

What Budget Should You Plan For

If you are planning to build in Boerne, it helps to be realistic from the start.

Most custom home projects today are starting around $800k and go up from there depending on the level of detail and the property.

Having a clear budget early on saves time and avoids frustration later.

Final Thoughts

Building a custom home is one of the biggest investments you will make.

The goal is not just to get a number. It is to understand the process, make informed decisions, and work with a builder who communicates clearly from the beginning.

Talk to Us About Your Project

If you are thinking about building or remodeling in Boerne or the Hill Country, we are happy to walk you through what to expect.

We can help you understand a realistic budget, timeline, and next steps based on your specific situation.

Reach out to BCI Custom Homes to start the conversation.
